Development of the project sites will create a flagship mixed-income affordable housing development.
The Project site is located at 4225 26 AVE NE, Calgary. The anticipated number of dwelling units on this site is 145 units. The Rundle Manor development is currently home to 74 dwelling units, many of which are at the end of their building lives. Decommissioning of the current building is scheduled for 2021.
Rundle must meet the CMHC National Housing Co-Investment funding requirements including the minimum accessibility requirement that 20% of all units within the project meet or exceed accessibility standards and exceed NECB 2017 by 15% (energy and GHG emissions). The Consultant will provide services as they relate to defining owners requirements, ensuring that long-term sustainability goals are defined and achieved, completing energy modelling to help inform design decision making while meeting building code requirements, as well as ensuring building systems, including the building evelope, are designed and installed in accordance with the project design objectives. This team, known as the Building Performance Optimization Team, will henceforth be referred to as the Consultant in this RFP.
It is The City’s intention to enter into Agreements with one (1) legal entity for this scope of work. The Prime Consultant (Architect) and Sub-Consultants has been selected through a separate RFP and will provide required services as per the Royal Architectural Institute of Canada (RAIC)’s Canadian Handbook of Practice (CHOP) and the Assocation of Professional Engineers and Geoscientists of Alberta (APEGA)’s Responsibilities for Engineering Services for Building Projects document. Note that the proponent selected as prime consultant or design team members for Rundle affordable housing will not be selected as the Building Performance Optimization team for this RFP.
This project anticipates Phase 1 and Phase 2, as outlined in the project schedule.
