The facility is located at 4302, 15th Street SE and comprises multiple buildings and infrastructure systems for wastewater treatment. The project program is anticipated to include:
Bonnybrook Centre
The anticipated programming for the Bonnybrook Centre building includes a new 4-storey structure with 7,000 m2of laboratory, office administration, and associated support spaces. The building is expected to achieve LEED® v4 Gold certification and demonstrate excellence in sustainability. The Successful Proponent will work with The City and the Prime Consultant to complete the scope of LEED® v4 credit Enhanced Commissioning, including Option 1 – Enhanced System Commissioning, and Option 2 – Envelope Commissioning.
Bonnybrook Control Building
The existing control building is approximately 3,000 m2 and includes workshop and maintenance shop spaces, office administration, and associated support spaces. The anticipated programming for the Control Building includes a phased renovation of approximately 3,000 m2 of existing space, including renovation of, and addition to, the existing HVAC/envelope system, as well as the addition of approximately 600 m2 to the NE of the existing building to accommodate additional programming. Although LEED® v4 certification is not pursued by this building, the scope of enhanced commissioning including envelope commissioning will be included for all applicable portions of the project (e.g. addition space, any new/retrofitted HVAC/envelope, etc.).
The Consultant will provide services as they relate to defining owner project requirements, and ensuring building systems (including the building envelope) are designed and installed in accordance with the project design objectives. This team, known as the Building Commissioning Team, will henceforth be referred to as the Consultant in this RFP.
It is The City’s intention to enter into Agreement with one (1) legal entity, who will coordinate the commissioning scope (HVAC and Envelope) for both buildings.
The Prime Consultant and design Sub-Consultants have been selected through a separate process and will provide required services as per the Royal Architectural Institute of Canada (RAIC)’s Canadian Handbook of Practice (CHOP) and the Association of Professional Engineers and Geoscientists of Alberta (APEGA)’s Responsibilities for Engineering Services for Building Projects document.
